NAS yields 41% on Clorox-leased Arkansas office

A 41% return on a Bentonville office asset highlights the resilience of single-tenant corporate real estate and the value of Delaware Statutory Trust structures for tax-deferred investors.

NAS Investment Solutions has liquidated a single-tenant office property in Bentonville, Arkansas, delivering a 41% effective rate of return to investors. The 30,829-square-foot asset was fully leased to The Clorox Company throughout the hold period.

The exit offers a tangible benchmark for the single-tenant office segment amid broader volatility in US commercial real estate. While multi-tenant office spaces face structural headwinds from remote work, assets secured by national corporate tenants have retained liquidity. The Bentonville property specifically leveraged the economic trajectory of Northwest Arkansas, a region attracting capital due to a growing concentration of major corporate employers.

The investment was sponsored through a Delaware Statutory Trust, a structure frequently used for 1031 exchanges. For investors utilizing these tax-deferred mechanisms, the 41% return demonstrates the yield potential of fractional commercial real estate ownership. This model relies heavily on established corporate tenancy and active oversight to mitigate risk.

National Asset Services, an affiliated entity, managed the asset. Since 2008, the firm has distributed more than $663 million in cash flow across a $3.36 billion portfolio. This national footprint spans 187 properties and 25 million square feet across 31 states.
