India Renewable Energy InvITs Face Aggregation Hurdles Despite Vast Untapped Potential
India has monetised only 2.7% of its operational utility-scale solar assets through Infrastructure Investment Trusts, presenting a major capital recycling opportunity for investors as developer portfolios mature.
India has monetised just 3.6 gigawatts of solar assets through Infrastructure Investment Trusts, representing only 2.7% of operational utility-scale solar capacity. This limited penetration masks significant untapped potential in a country that reached 291 GW of installed renewable energy capacity, excluding large hydro, by June 2026.
The slow adoption reflects the natural maturation of the market rather than a lack of suitable assets. Developers initially prioritised rapid portfolio expansion using project finance and private equity, but priorities are now shifting toward balance sheet optimisation and capital recycling.
Operational renewable assets possess the core characteristics required for yield-oriented investment structures. They offer long operational lives, stable contracted revenues, low operating expenditure and predictable cash flow generation.
Existing renewable InvITs primarily comprise utility-scale projects backed by long-term power purchase agreements with central agencies like SECI and NTPC, or state distribution companies. Sustainable Energy Infra Trust remains the only pure renewable energy InvIT in India.
However, convergence between transmission and renewable infrastructure is accelerating. IndiGrid Infrastructure Trust, originally established for power transmission, now holds a portfolio that is 15% solar assets as of FY 2026, demonstrating clear investor appetite for diversified energy platforms.
Structural and Valuation Hurdles
Two primary factors have delayed broader InvIT adoption in the sector. First, renewable asset ownership is highly fragmented compared to roads or power transmission.
While a road InvIT can achieve scale with a few large concessions, renewable portfolios require aggregating numerous smaller project special purpose vehicles across different states. These assets vary widely in capacity, tariff structure, counterparty profile and resource characteristics, making portfolio aggregation complex but essential for mitigating concentration risks.
Second, valuing renewable energy assets demands considerable granularity. Enterprise value hinges on multiple technical and commercial variables, including contracted tariff levels, remaining power purchase agreement tenure, off-taker credit quality and historical generation performance.
Consequently, two 100-MW solar projects can have materially different valuations. A project backed by a 25-year SECI agreement operating at a 24% to 25% capacity utilisation factor will command a premium over a similar asset selling to a financially weaker state distribution company with prolonged receivable cycles.
Strategic investors are now actively evaluating acquisitions of large operational renewable portfolios, signaling rising competition for mature assets. The market is gradually transitioning from isolated transactions toward a broader ecosystem of capital recycling.
Efficient capital mobilisation is becoming as critical as capacity creation in India’s renewable sector. InvIT structures are positioned to transform mature assets into institutional-grade platforms, enabling developers to monetise existing operations and reinvest in new generation, storage and hybrid projects.
