Blackstone's Horizon Industrial Parks sets ₹57-60 band for ₹2,600 crore IPO
The Blackstone-backed logistics landlord will direct roughly 87% of fresh IPO proceeds toward cutting a ₹6,884 crore debt pile, in what is one of India's largest industrial real estate listings this year.
Horizon Industrial Parks has fixed its IPO price band at ₹57 to ₹60 per equity share, with a face value of ₹10, as it moves to raise ₹2,600 crore through an entirely fresh issue of shares. Subscription opens on Monday, 17 August and closes on Wednesday, 19 August, with anchor investor allocation set for Friday, 14 August.
The listing on both BSE and NSE is scheduled for Monday, 24 August. The lot size is 250 shares.
A debt-first capital raise
The defining feature of this offering is where the money goes. Of the ₹2,600 crore on offer, ₹2,250 crore is earmarked for repayment or prepayment of borrowings. That still leaves a substantial leverage overhang: as of 31 March 2026, the company carried restated total borrowings of ₹6,884.34 crore.
For institutional investors weighing the deal, the math is straightforward. The IPO retires roughly a third of existing debt, but the balance sheet remains heavily geared even after the raise. There is no offer-for-sale component, meaning no existing shareholder is cashing out.
Blackstone's stake and pre-IPO funding
Blackstone currently holds an 89% stake in Horizon Industrial Parks, a position that will dilute through the public issue. Ahead of the IPO, the company completed a ₹1,650 crore pre-IPO primary fundraise, signalling institutional appetite for the asset before it hit the public market.
The merchant banking syndicate comprises JM Financial, Axis Capital, IIFL Capital Services, SBI Capital Markets and 360 ONE WAM. Up to 75% of the issue is reserved for qualified institutional buyers, with a minimum 15% for non-institutional investors and 10% for retail participants.
The portfolio underneath
Horizon Industrial Parks owns, develops and operates warehouses, fulfilment centres, industrial facilities and in-city logistics centres. Its direct portfolio spans 45 assets across 10 Indian cities, covering 58.58 million square feet. Including a 49% stake in Vision Softech Facilities at Narsapura, the network extends to 46 assets and 61.13 million square feet.
As of 31 May 2026, the operational portfolio stood at 28.55 million square feet, with committed occupancy at 93.56%. Lease agreements typically run over several years, giving the revenue base a degree of contracted visibility that equity investors in Indian logistics real estate will scrutinise closely.
What investors should watch
The high occupancy figure and multi-year lease structure are the bull case. The bear case rests on leverage: even post-IPO, debt will exceed ₹4,600 crore, and the company's ability to service that load from rental income in a market where industrial rents remain sensitive to trade flows will be the central question after listing day.
Allotment is expected on Thursday, 20 August, with refunds and demat credits following on Friday, 21 August.
