Sobha profit jumps 292% as stock retreats on debt plan

Indian developer Sobha reported record quarterly sales and a massive profit surge, but its shares erased early gains as investors reacted to a planned ₹1,000 crore debt issuance.

Sobha shares surged more than 7% to an intraday high of ₹1,559.15 on Tuesday before reversing course to trade marginally above Monday's close. The sharp retreat from the peak to an intraday low of ₹1,460.50 coincided with the release of strong first-quarter results and a new fundraising proposal.

The value of real estate sold jumped 76% year-on-year to ₹3,656 crore, setting a quarterly record for the developer. The firm sold 1,432 homes and plots covering 2.34 million square feet, up 62% from the prior year. Average price realisation reached ₹15,655 per square foot, supported by 6.89 million square feet of new launches across three projects in two cities.

Net profit for the quarter ended June 2026 surged 292% to ₹51 crore, up from ₹44 crore in the prior year. Operating revenue climbed 50% year-on-year to ₹1,278 crore, a substantial increase from the ₹852 crore recorded in the same period last year. EBITDA tripled to ₹77 crore from ₹24 crore.

This operational leverage expanded the EBITDA margin to 6.03%, compared to just 2.82% in the first quarter of the prior fiscal year. Construction completions included 671 units across eight different projects, totalling 1.08 million square feet of saleable area. Client collections grew 8% year-on-year to reach ₹1,924 crore.

Despite these metrics, the board's decision to raise up to ₹1,000 crore through non-convertible debentures appeared to weigh on the stock. The issuance will be conducted in one or more tranches via private placement, with an internal committee finalising the terms later. The move introduces new leverage to a balance sheet that currently holds a net cash position of ₹6.59 billion, reflecting a net debt-to-equity ratio of -0.14.

For market professionals, the price action underscores how Indian real estate equities remain highly sensitive to capital structure changes. Even when a developer demonstrates record top-line growth and margin expansion, the prospect of additional debt can trigger immediate profit-taking.

Management remained focused on the underlying growth trajectory. "Achieving our highest-ever quarterly sales—driven by successful new project launches in Bangalore and Gurgaon—is a significant milestone for SOBHA," said Managing Director Jagadish Nangineni. Nangineni added: "With a strong pipeline of projects ahead, we are well-positioned to sustain this momentum. We remain focused on operational excellence and disciplined growth, delivering best-in-class homes while creating lasting value for our stakeholders."

Despite the intraday volatility, the shares have gained 9% over the past six months and 7% over three months. However, they remain down 13% over a one-year period, even as the five-year trajectory shows a 142% gain. The equity is trading well below its 52-week peak of ₹1,732.45 from July 2025, having touched a 52-week low of ₹1,131.10 in April of this year.
